Friendly Towns in Westchester NY: A Pet Owner’s Guide to Larchmont

Dog-friendly towns in Westchester NY are a top priority for nearly half the buyers I work with coming out of the city. I recently had a couple moving from a cramped Upper West Side apartment whose entire must-have list boiled down to one question: Where can my dog run? When you are moving to the suburbs, you are usually envisioning opening your back door and letting the dog run wild while you sip your morning coffee. But the reality of finding the perfect home for your four-legged family member in Larchmont or Mamaroneck requires a little more strategy than just looking at a property's total acreage.

If you are choosing a town based on your dog's lifestyle as much as your own and let's be honest, many of us do, here is the unfiltered reality of living in Larchmont with a pet.

The Truth About Fenced Yards in Larchmont

The biggest shock I have to deliver to NYC buyers is that not every suburban home comes with a fully fenced yard. In fact, many historic homes in Larchmont Manor or the Village don't have existing fences. Zoning laws can still be surprisingly strict regarding the height, style, and placement of fencing you can install.

When we tour properties together, my eyes are immediately on the lot lines for buyers with pups. Can we easily enclose this backyard? Are there restrictive easements hidden in the survey? Is there an invisible fence already installed, or will we need to apply for a permit to build a physical barrier? A typical 3-bedroom or 4-bedroom single-family home in the $1.5M to $2M range often has the space, but budgeting $5,000 to $15,000 for a proper, code-compliant fence post-closing is a reality I always advise my pet-owning buyers to plan for. I have a shortlist of local fence contractors I trust, and we can get them out for estimates before you even sign a contract.

Where Can You Actually Walk Your Dog?

Larchmont is incredibly walkable, which is a huge reason city transplants love it. But there is one major local rule every new pet owner needs to learn on day one: Larchmont Manor Park does not allow dogs off leash. Take it from me: don't be the new neighbor who tests this rule!

Larchmont is famous for its tree-lined, wide-sidewalk streets. Walking your dog down Larchmont Avenue or doing the loop through the Village center to grab a coffee is a daily social routine for hundreds of locals. It's honestly one of the best ways to meet your neighbors

When your dog needs to seriously run off-leash, we have fantastic options nearby. Just over the town line is Ward Acres Park in New Rochelle. It features a massive, dedicated off-leash dog run in the woods that is heavily utilized by Larchmont residents. Additionally, the Leatherstocking Trail offers miles of beautiful, shaded walking paths. And during the off-season (typically October through April), some local Sound Shore beaches become unofficial, chilly havens for water-loving dogs to burn off energy. Harbor Island Park has a new dog run; one for little guys and a larger for bigger dogs.

Pet-Friendly Local Businesses and Services

A truly pet-friendly town embraces animals in its daily commerce, and Larchmont absolutely delivers on this front. Many of the shop owners and cafe baristas along Palmer Avenue and Boston Post Road leave water bowls out and keep treats behind the counter during the summer months. It is a town that expects to see dogs on the sidewalks.

We also have top-tier veterinary care directly in town, saving you a stressful highway drive when your dog needs a checkup or has an emergency. Whether you use Larchmont Animal Hospital or the VCA on Boston Post Road, you are never more than five minutes away from professional, compassionate care. I’ve lived and worked here long enough to tell you that the local vet community is fantastic.

Navigating the Co-op and Condo Market with Pets

If you are looking to downsize or are searching for a starter home, you might be considering a co-op or condo. This is where pet policies get incredibly rigid, and where having a knowledgeable agent saves you from heartbreak. In the Larchmont and Mamaroneck condo market, "pet-friendly" usually comes with a massive asterisk.

Many buildings enforce strict weight limits often capping at 30 or 40 pounds or restrict certain breeds entirely. I constantly have to break the news that a 60-pound Labradoodle simply will not pass the board at certain addresses. If you have a larger dog, your options in the multi-family sector shrink significantly. This is exactly why working with an agent who actually knows the individual, unwritten board rules of every building on the Sound Shore is critical. I won't waste your time showing you a beautiful unit if your dog is going to get your application rejected.
