In 2015, I had a menu. Now I have crumbs.

My real estate journey began with helping buyers find their homes. Back then, I could show a client 5-7 houses in their price range in a single day… a full menu of options! Two clients meant a long day, sure, but there was inventory to see.

Fast forward to post-Covid Westchester and an average Saturday looks completely different. I’m juggling 6-8 clients, each with maybe one or two homes to tour, ten or twelve if we’re really lucky. In Larchmont and Mamaroneck, we genuinely get excited when eight homes list across all price ranges in a single week. Eight.

And that scarcity? It turns the whole process into something that feels less like house hunting and more like a competition sport.

My buyers do everything right. They waive financing contingencies, agree to the seller’s timeline, look the other way on the illegal patio, and bid 20-25% over asking. Then we hold our breath and wait. More often than not, it’s not us. So we regroup, watch the listings obsessively, and wait for the next round of inventory to appear.

But when we finally land the one and honestly, there’s nothing quite like it.

Which is why I’m always gently nudging the sellers in my life: your timing might be someone else’s turning point. Many homeowners are sitting on properties worth double what they paid just six years ago. That’s not just a good investment, that’s life-changing money. And every seller who decides the time is right creates an opening for a buyer who’s been working incredibly hard, for a very long time, to find their home.

It all connects. That’s the part I never get tired of.
