Each quarter, I love taking a closer look at our local real estate market, because behind every number is a story of families building their lives, memories, and futures here. And I have to say, this past quarter has been impressive!

The Numbers That Tell the Story

What These Numbers Mean

The rise in sales shows that people are drawn to this community. The close proximity to the city is in the forefront again now that most are back at work in the office. Being as close to NYC is back to being top priority for many buyers. The nearly 10% increase in average sale price highlights the enduring value of this market. The lack of inventory pushes the demand to even higher prices. Days on market have slowed somewhat but still averaging just 28 days on the market. Buyers are decisive. Preparation, presentation, and pricing strategy are key to their success. And with properties selling for an average of 106.3% of the asking price, competition is real. Buyers know what they want, and they’re willing to act quickly to make it theirs — especially for move-in ready homes in prime locations. 

A Personal Perspective

These reports are never just numbers to me. They represent milestones: a family unlocking the door to their first home or a seller taking a deep breath before closing a chapter. But my many sellers this past spring who are moving on to their next phase of life can not believe how the value of their homes have soared since they first purchased.

This is why I love what I do. Real estate isn’t about square footage or transactions. It’s about life, about dreams taking shape, opportunities being seized, and communities growing stronger with every move.
